Sell a Rental Property With Tenants in Northwest Indiana
We buy rentals with the tenants in place, no evictions, no vacancy needed.
Homes Bought Since 2011
Nobody warns you that “passive income” comes with a phone that rings at 2 a.m. If you own a rental in Northwest Indiana and you are done, done with turnover, done chasing rent, done pouring money into a house you do not live in, you do not have to wait out the lease or push anyone through an eviction to get out. We buy rental properties with the tenants in place, for cash, exactly as things stand today.
Preferred Home Buyer has been buying houses and small rental properties across Lake County and Northwest Indiana since 2011. BBB A+ accredited, office at 8021 Cleveland Pl in Merrillville. We have bought rentals with great tenants, rentals with tenants three months behind, and everything in between.

Yes, You Can Sell With Tenants Living There
A lot of landlords think they have to deliver the house empty. Not true. In Indiana, as in most places, a lease generally survives the sale: the buyer steps into your shoes as landlord, the lease terms continue, and the security deposits transfer at closing. That is a problem when your buyer is a family who wants to move in. It is not a problem for us, because we are the one buyer type that does not need the house empty.
What that means practically:
- Lease in place? It transfers to us at closing, and we honor it.
- Month-to-month? Also fine. We take it as it is.
- Tenant behind on rent, or an eviction already in motion? Still workable. We buy the property and the situation together, and what happens next becomes our responsibility, not yours.
- Section 8 or voucher tenants? Fine. We handle the program transfer details after closing.
You collect your sale proceeds; we inherit the landlording.
How Selling Your Rental Works
How it Works

1. Tell us about the property and the tenancy.
Rent amount, lease status, how things have been going, and anything ugly. The more honest the picture, the more accurate the offer.

2. One low-key walkthrough.
We coordinate access respectfully and legally, with reasonable notice to the tenant, and we know how to look at an occupied unit without stirring drama. If interior access is genuinely impossible, talk to us; there are sometimes ways to structure around it.

3. Cash offer, close on your date.
The lease, the deposits, and the tenant relationship transfer to us at closing. We can close in as little as 3-5 business days*, or time it to the first of the month if that makes your bookkeeping cleaner. No commissions, no fees, and we pay typical closing costs.
Still Have Questions?
Why Tired Landlords Sell to Us
- No eviction required. Evicting a tenant just to sell costs months, legal fees, and sleep. Skip all of it; we buy occupied.
- No fixing up between tenants. The usual exit plan, wait for the lease to end, renovate the wear and tear, then list, means months of vacancy and a renovation bill. We buy with the worn carpet and the tenant’s couch still on it.
- Deferred maintenance is priced, not punished. Rentals age hard. We estimate the work like the investors we are and show you the math.
- One closing, however many doors. Single-family rental, duplex, or a small portfolio across Northwest Indiana: we can buy it in one transaction.
- Local and verifiable. Buying since 2011, BBB A+ accredited, real office in Merrillville.

Questions Landlords Ask Us
Do I have to tell my tenants I am selling?
You are not required to announce your plans just to get an offer, and our first conversation is completely confidential. A walkthrough requires reasonable notice for entry, which we keep professional and low-key. Many tenants simply experience it as an inspection.
My tenant is behind on rent. Does that kill the deal?
No. Unpaid rent, a difficult relationship, even an eviction already filed: we price the situation and take it over at closing. This is one of the most common reasons landlords call us.
What happens to the lease and the security deposit?
Both transfer at closing. We step in as the new landlord under the existing lease terms, the deposits move to us with proper accounting, and Indiana’s deposit rules become our obligation going forward.
What if the tenants just signed a year lease?
Still fine. We buy with long leases in place; the rent and terms are part of how we calculate the offer. You do not need to wait for any lease to expire.
Can you buy my duplex or my three rentals at once?
Yes. Duplexes, small multi-family buildings, and multi-property portfolios anywhere in Northwest Indiana, occupied or vacant, in one closing if you like.
The house needs work I have been putting off for years. Problem?
The opposite; it is normal. Most rentals we buy have deferred maintenance, and we show you exactly how the repair costs figure into the offer. Spend nothing before selling.
I inherited a rental with tenants I have never met. Can you help?
Yes, and this overlaps with our inherited house page. We can buy the property through the estate with the tenancy intact, and you never have to become a landlord at all.
How fast can I be out of the landlord business?
As little as 3-5 business days* after you accept the offer. One closing, and the next 2 a.m. furnace call goes to us.
